Do I have to be a first-time buyer to get the HST back on a new home in Ontario?

The short answer

No. If you sign an agreement with a builder between April 1, 2026 and March 31, 2027 and the home will be your main residence, Ontario's enhanced new housing rebate and the Ontario new home affordability payment can return up to $130,000 together. First-time buyers have a separate set of rebates with a longer window.

From the guide: The new-home HST rebate in Durham: up to $130,000 back if you sign before March 31, 2027
